Frequently Asked Questions

No. You can access home equity without refinancing your first mortgage through a HELOC or a home equity loan. Both are second-lien products that leave your existing mortgage in place. Cash-out refinance replaces your existing mortgage entirely.

Common ways to access your home equity include a cash-out refinance, home equity line of credit (HELOC) or home equity loan. Each option has different qualification requirements, costs, and repayment terms.

A low-cost option depends on your current mortgage rate, how much equity you have, the amount you want to borrow, available rates, fees, and other factors. A cash-out refinance replaces your existing mortgage, while a HELOC or home equity loan will allow you to keep your current mortgage and its interest rate. Eligible veterans may also consider a VA cash-out refinance. Compare the total costs and terms before deciding.

The amount of cash you may be able to access depends on your home’s value, existing mortgage balance, equity, credit profile, income and other factors. A HELOC is typically measured by combined loan-to-value (CLTV), which includes your existing mortgage and the new line of credit. loanDepot HELOCs may be available up to 90% CLTV.

A cash-out refinance may be worth considering if you want one new mortgage payment or if your current mortgage rate is higher than the available rate on a new loan. A HELOC will allow you to keep your lower existing first-mortgage rate while accessing funds through a separate loan. Compare rates, fees, monthly payments and repayment terms to determine which option may fit your situation.

Some home equity products require a minimum 620 FICO score, with 740+ typically needed for the best rates.

Yes. Most homeowners tap equity while still making payments on their current mortgage. HELOCs and home equity loans allow qualified borrowers to access equity while an existing mortgage remains on the property.

Interest on home equity products may be tax-deductible when funds are used to buy, build, or substantially improve the home securing the loan. Interest used for personal expenses, debt consolidation, or other purposes is generally not deductible. Consult a qualified tax professional regarding your individual circumstances.

Funding timelines vary by product and depend on factors such as underwriting, appraisal, documentation, verification requirements and closing conditions. Your loan team can provide an estimated timeline based on your specific application and loan type.

*Funding timelines vary based upon verifications of income, employment, property condition or property value. Funding timeline assumes closing the loan with our remote online notary. Funding timelines may be longer for loans secured by properties located in counties that do not permit recording of e-signatures or other otherwise require an in-person closing, or that requires a waiting period prior to closing.

By refinancing the existing loan, the total finance charges may be higher over the life of the loan.

The loanDepot fixed and adjustable Home Equity Lines of Credit are open-end products where the full loan amount (minus the origination fee) will be 100% drawn at the time of origination. Amount of line of credit may depend on your property equity and other factors. These HELOCs have a 10, 15, 20 or 30-year repayment term and the draw period will depend on the repayment term selected. If you select an adjustable option, the interest rate can adjust monthly. This product contains an additional draw feature. As you repay the balance on the line, you may make additional draws during the draw period. If you elect to make an additional draw, the fixed or adjustable interest rate for that draw will be based on the date of the draw, which will be based on an Index, which is the Prime Rate published in the Wall Street Journal for the calendar month preceding the date of the additional draw, plus a fixed margin. Accordingly, the rate for additional draws may be higher than the rate for the initial draw. The origination fee will depend on the rate you select during the application process and will be deducted from your initial draw amount.  A HELOC requires you to pledge your home as collateral and you could lose your home if you fail to repay. Offers, rates and fees are subject to change without notice. Credit criteria, exclusions, and limitations apply. Available funds are accessible via ACH/Wire.

The 2nd lien closed end home equity loan (“HELoan”) is a subordinate mortgage and is not available in all states. The HELoan is available for primary and secondary residences and minimum loan amounts apply.
